Home Remodeling in Buckley, WA

Professional kitchen and bathroom remodeling for Buckley homeowners at the foothills of Mount Rainier.

Buckley sits right where the foothills start getting serious. This small city at the base of the Cascades has a feel that’s different from the rest of Pierce County. It’s quieter, more spread out, and surrounded by trees and farmland with Mount Rainier filling the skyline on a clear day. I’ve been working on homes in the Buckley area since I started Pacific Remodeling in 2018, usually coming out from my base in Puyallup along the SR-410 corridor. The drive takes about 25 minutes, and I make it regularly. Buckley homeowners have a strong sense of community pride, and when they invest in a remodel, they want it done right. That’s exactly my approach.

Buckley Neighborhoods We Serve

Downtown Buckley and Main Street. The oldest homes in Buckley are clustered near Main Street and the original town grid. Some of these date back to the early 1900s, when Buckley was a logging and railroad town. These houses have real character, but they also come with the challenges I see in any older PNW construction: outdated plumbing, small kitchens designed for a different era, and bathrooms that haven’t been touched in decades. I’ve remodeled kitchens in downtown Buckley where the original galvanized pipes had to come out before we could install a new sink. A kitchen remodel in an older downtown home runs $35,000 to $82,000 because of the additional infrastructure work.

Cascade Trails and Copperwynd. These neighborhoods on the west side of Buckley feature homes from the 2000s and 2010s. The houses are mostly 3- and 4-bedroom family homes with standard builder finishes, similar to what I see in newer parts of Bonney Lake and Orting. Laminate countertops, basic cabinets, and vinyl flooring are the norm. After 15 to 20 years, these finishes wear out. A countertop replacement with quartz in these neighborhoods costs $4,500 to $12,000 depending on the kitchen size.

Finlandia and Hamilton Estates. These areas feature wider and deeper lots, giving the homes more of a rural feel even though they’re still within city limits. Properties here are a mix of 1980s and 1990s construction with some newer infill. The larger lot sizes mean the homes themselves tend to be bigger, and the kitchens and bathrooms have more square footage to work with. Master bathroom remodels in these neighborhoods run $16,000 to $44,000.

Enclave at White River and New Construction. KB Home opened the Enclave at White River community in Buckley in 2025, with new homes priced from the $580,000s. This kind of development is changing the look of Buckley’s eastern edge. While these brand-new homes don’t need remodeling yet, the homeowners in the surrounding established neighborhoods are seeing their property values rise. That makes a $45,000 kitchen remodel a smart investment, not just for daily enjoyment but for long-term home value.

What Makes Buckley Different

Buckley is the gateway to Mount Rainier via SR-410. That means this city gets tourist traffic every summer, but the year-round residents are the ones who make the community. The annual Buckley Log Show in June is a reminder of the city’s roots in timber and logging. It’s a place where people know their neighbors and take pride in their properties.

The housing stock in Buckley is more varied than what I see in planned communities like South Hill or Lake Tapps. You’ll find early 1900s Craftsman-style homes a few blocks from 2020s new construction. Farm properties on multi-acre lots sit alongside suburban subdivisions. That variety means every project is different, and I adjust my approach based on what I find during the walk-through.

The White River runs along Buckley’s southern edge, and the Foothills Trail now stretches 22 uninterrupted miles from Puyallup through Orting and Buckley to Enumclaw, thanks to the new White River pedestrian bridge completed in 2024. Homes near the trail and river corridor deal with the same moisture issues I see throughout Pierce County. I always check subfloors, crawl spaces, and window surrounds during my estimate because water damage in the PNW is a when, not an if.

One thing I appreciate about Buckley is the pace. Projects here don’t have the same permitting bottlenecks I sometimes run into in larger cities. The city staff are approachable, and I handle the entire permit process on your behalf.

Cost Expectations for Buckley Remodels

Buckley’s median home price sits around $650,000, which puts it in a moderate range for Pierce County. Remodeling costs here reflect that middle ground between the higher-end Bonney Lake market and the more modest budgets in Orting.

Kitchen remodels in Buckley typically range from $33,000 to $82,000. Bathroom remodels run $16,000 to $44,000. Countertop-only replacements cost $4,500 to $12,000. Tub-to-shower conversions run $13,000 to $28,000.

For older homes near downtown, budget an extra 10% to 15% for the unexpected. I’ve opened walls in 1940s Buckley homes and found everything from knob-and-tube wiring to plumbing repairs held together with tape. My experience means I handle these discoveries without panic and without blowing your budget.
