Home Remodeling in Lakewood, WA
Kitchen and bathroom remodeling for Lakewood homeowners, from the lake communities to Lakewood Towne Center.
Lakewood is one of the most diverse communities I work in, and I mean that in terms of housing stock. You’ve got homes from the 1940s sitting right alongside new construction, waterfront properties on American Lake and Gravelly Lake next to modest ranches on the east side of town. I’ve been in the trades for over 20 years and started Pacific Remodeling in 2018. Lakewood keeps me busy because there’s always something to remodel here. The military families near JBLM, the long-time residents in the lake communities, and the new homeowners near Lakewood Towne Center all want the same thing: a kitchen or bathroom that actually works for how they live.
Lakewood Neighborhoods We Serve
American Lake and Gravelly Lake. The homes around American Lake and Gravelly Lake are some of the most established in Lakewood. Many were built in the 1940s through 1960s as lakefront retreats that eventually became year-round homes. These properties have great bones and even better views, but the kitchens and bathrooms are often untouched since the original construction. I’ve remodeled kitchens in American Lake homes where the plumbing was still galvanized steel and the wiring was cloth-wrapped. A full kitchen remodel in the lake communities typically runs $42,000 to $100,000 depending on the scope of plumbing and electrical work needed behind the walls.
Lakewood Towne Center Area. The neighborhoods surrounding Lakewood Towne Center have a mix of 1970s through 1990s homes with straightforward layouts. These are the classic suburban houses that were built well but finished with the materials of their era. I see a lot of kitchens with laminate countertops, oak cabinets, and linoleum flooring. Bathroom remodels and kitchen updates in this area typically run $30,000 to $75,000 for kitchens and $16,000 to $45,000 for bathrooms.
Near JBLM. The neighborhoods on Lakewood’s south side, closest to Joint Base Lewis-McChord, serve a large military community. Families stationed at JBLM often buy homes in Lakewood, and many of them want to update kitchens and bathrooms either for their own enjoyment or to increase resale value before a PCS move. I work with military families regularly and understand the timeline pressures that come with military life. When you need a kitchen done before a deployment or a PCS date, I build the schedule around your deadlines.
Steilacoom Lake. The homes near Steilacoom Lake on Lakewood’s west side tend to be from the 1950s through 1970s. It’s a quieter pocket of the city with established neighborhoods and mature landscaping. The homes here are smaller than the American Lake properties but share the same age-related challenges: outdated plumbing, small bathrooms, and kitchens designed for a different era. I’ve done several bathroom remodels in this area where the main goal was converting a cramped tub-shower combo into a functional walk-in shower.
Housing Stock in Lakewood
Lakewood’s housing stock spans nearly every decade from the 1940s to today. The oldest homes near the lakes were built as modest structures that have been added onto over the years. These homes need the most investigation before starting a remodel because additions from different eras often have different framing methods, plumbing materials, and electrical systems.
The 1960s through 1980s homes that make up the bulk of Lakewood’s housing are solid structures with predictable layouts. Ranch-style single-story homes dominate, with some split-levels mixed in. These homes are prime candidates for kitchen and bathroom remodels because the work is relatively straightforward and the return on investment is strong.
Newer construction near the Towne Center and along the I-5 corridor uses more modern materials but still ships with builder-grade finishes that wear out within 10 to 15 years.
Permitting in Lakewood
Lakewood has its own building department that handles permits through the city’s Community Development department. I’ve worked with their staff on numerous projects and know what they require for kitchen and bathroom remodels. Any project involving structural changes, plumbing modifications, or electrical work needs a permit. I handle the entire process from application through final inspection.
One thing to be aware of in Lakewood is that some older homes near the lakes may have environmental considerations related to shoreline management. If your property is within a certain distance of the water, additional review may be required. I check for this during my initial visit so we can plan accordingly.
What Remodels Cost in Lakewood
Kitchen remodels in Lakewood range from $30,000 to $100,000. The wide range reflects the variety of housing stock. A kitchen update in a 1970s ranch near the Towne Center might run $30,000 to $60,000. A full renovation in a lakefront home with outdated plumbing and structural changes could reach $75,000 to $100,000.
Bathroom remodels in Lakewood typically cost $16,000 to $50,000. Tub-to-shower conversions are especially popular here, running $12,000 to $26,000 depending on tile selection and the condition of the existing plumbing.
I give straight numbers based on real projects I’ve completed. Every home is different, and the best way to get an accurate price is to have me come out and take a look.
