Spanaway is one of the most active communities in my service area when it comes to remodeling demand. Spanaway Lake Area. The neighborhoods around Spanaway Lake and Spanaway Park are some of the most established in the community. Homes here date from the 1960s through the 1980s, with many of them sitting on larger lots near the water. These homes have solid bones, but the kitchens and bathrooms are usually original or close to it. I’ve pulled out more than a few avocado-green sinks and harvest-gold bathtubs from houses within a mile of the lake. Near JBLM. The neighborhoods along Pacific Avenue and closer to Joint Base Lewis-McChord have a strong military presence. Many of these homes were built in the 1970s and 1980s to serve the families stationed at the base. Military families often need remodeling done on a timeline that fits PCS schedules and deployments. South Spanaway and 176th Street Corridor. The neighborhoods along 176th Street East and the south end of Spanaway have a mix of 1980s and 1990s homes with some newer construction mixed in. The 1990s homes here tend to have the same builder-grade finishes I see everywhere: laminate countertops, hollow-core cabinet doors, basic chrome fixtures, and carpet that needs to go. After 25 to 30 years, these homes are ready for a refresh.

Spanaway is an unincorporated area of Pierce County, and the housing stock reflects decades of development without the strict zoning controls of an incorporated city. You’ll find everything from 1960s ramblers to 2010s subdivisions. The most common homes I work on in Spanaway are the 1970s through 1990s ranch-style and split-level houses that make up the bulk of the residential areas.
These homes share common characteristics. The kitchens are often closed off from the living area, with a wall or a pass-through that makes the space feel smaller than it is. Countertops are laminate or tile. Cabinets are flat-panel oak or painted wood that has seen better days. Bathrooms have tub-shower combos with sliding doors, basic vanities, and vinyl flooring.
The good news is that these homes have straightforward construction that makes remodeling efficient. The framing is standard, the plumbing is usually copper or PEX (depending on the era), and the electrical panels are large enough to handle modern loads. That means more of your budget goes toward the finishes you see and use every day, and less gets eaten up by hidden structural or mechanical issues.
