University Place is one of those communities that has changed a lot in the past 20 years. I’ve watched it evolve from a quiet in-between spot to a real destination, especially with Chambers Bay putting it on the map. The homes here are solid, the neighborhoods are well-kept, and homeowners in UP care about their properties. I’ve been working in the trades for over two decades, and I started Pacific Remodeling in 2018. University Place is about 15 to 20 minutes from my shop in Puyallup, and I’m out here regularly working on kitchens and bathrooms for families who want their homes to match the quality of their neighborhood.

University Place Neighborhoods We Serve

Chambers Bay and Chambers Creek. The neighborhoods near Chambers Bay Golf Course draw homeowners who want high-quality finishes. Many of the homes in this area were built in the 2000s and 2010s, and while they started with decent layouts, the builder-grade cabinets, laminate countertops, and basic fixtures are showing their age. Kitchen remodels near Chambers Bay tend to run $40,000 to $95,000 because homeowners in this pocket invest in premium materials. I’ve installed custom cabinetry, quartz countertops, and professional-grade appliances in several homes with views of the Sound. When your kitchen window looks out over Puget Sound, you want the interior to hold up its end of the deal.

Bridgeport Way Corridor. Bridgeport Way is the main artery through UP, and the neighborhoods on either side of it have a wide mix of housing. Closer to 27th Street West, you’ll find ranch-style homes from the 1960s and 1970s with kitchens that haven’t been touched since they were built. Farther south toward 67th Avenue, the homes get newer. The older ranches along Bridgeport are great remodeling candidates because they have simple floor plans and solid bones. A kitchen remodel in one of these homes typically runs $33,000 to $72,000.

Grandview Drive. Grandview Drive and the surrounding streets on the west side of UP have some of the nicest views in Pierce County. Homes along this stretch look out toward the Narrows Bridge and the Olympic Mountains. These are established neighborhoods with homes from the 1970s through 1990s, and many of them are being updated by homeowners who plan to stay long-term. I’ve done bathroom remodels and kitchen renovations in this area where the goal was to bring the inside of the home up to the standard of those views outside.

Housing Stock in University Place

Most of University Place’s housing stock was built between the 1960s and 2000s. The older homes, particularly the ranch-style houses from the 1960s and 1970s, tend to have smaller kitchens with closed-off layouts, single-bowl sinks, and limited counter space. The bathrooms in these homes usually have the original tile, basic vanities, and tub-shower combos with sliding glass doors.

Homes from the 1980s and 1990s are a step up in size but still carry the finishes of their era. Oak cabinets, tile countertops with grout lines, brass fixtures, and carpet in areas that should have hard flooring. These homes are right in the sweet spot for remodeling. The structure is sound, but the surfaces and fixtures need updating.

The newer construction near Chambers Bay and in the developments off Bridgeport Way started with better layouts but used builder-grade materials that don’t hold up past 15 years. Laminate countertops chip, cheap faucets leak, and hollow-core cabinet doors warp. Upgrading to quality materials makes a real difference in how these homes look and function.

Permitting in University Place

University Place has its own building department and handles permits through the city’s Community Development office. I’ve pulled permits for kitchen and bathroom remodels throughout UP. For most projects that involve structural changes, electrical work, or plumbing modifications, a permit is required. Simple cosmetic updates like a countertop swap or new flooring generally don’t need one.

The larger homes near Chambers Bay and Grandview Drive tend to push toward the higher end because the kitchens are bigger and homeowners choose better materials.

Bathroom remodels in UP range from $16,000 to $52,000. A guest bath refresh with new tile, a vanity, and updated fixtures falls on the lower end. A full master bathroom renovation with a custom tile shower, heated floors, double vanity, and frameless glass enclosure runs $35,000 to $52,000.
